Self-Sponsorship Residence Permit (Property Owner)

Bahrain's Self-Sponsorship Residence Permit for Property Owners allows foreign nationals who own residential property valued at BHD 50,000 or more (~USD 132,600) to reside in the kingdom on a self-sponsored basis for 2, 5, or 10 years without employer sponsorship. This is the most accessible property-based residency pathway in Bahrain, with a lower threshold than the Golden Residency (BHD 130,000). However, it comes with significant restrictions — most notably, holders may not work in Bahrain's public or private sector.

• Own residential property in Bahrain with a minimum value of BHD 50,000
• Property must be in a designated freehold zone where foreign ownership is permitted (Juffair, Amwaj Islands, Reef Island, Bahrain Bay, Seef, Riffa Views, Durrat Al Bahrain, and others)

The permit is available in 2-year, 5-year, or 10-year durations at the applicant's choice. It is renewable on the same conditions provided property ownership is maintained and the financial requirements continue to be met. The BHD 15,000 bank deposit certificate must be renewed every 6 months. Payment must be completed within 30 days of approval or the application is automatically cancelled.

Family members can be sponsored under the separate Self-Sponsorship Residence Permit (Family) service. Family sponsorship applications are processed independently through the same eGovernment portal. Dependants are typically granted non-working residence permits.

The holder must not work for the public or private sector in Bahrain. The BHD 500/month income must come from investments, pensions, or work conducted outside Bahrain. For property owners who need the right to work, the Golden Residency (BHD 130,000 property threshold) is the recommended alternative.

Bahrain levies no personal income tax, no capital gains tax, no withholding tax, and no estate or gift tax. There is no property tax on most residential properties. Residents may apply for tax residency status upon meeting conditions determined by the National Bureau for Revenue.

Applications are submitted online through the eGovernment portal at services.bahrain.bh or evisa.gov.bh. The application must be submitted by a guarantor or authorized representative — direct submission by the applicant is not possible. The application fee is BHD 5 (non-refundable) plus a residence permit fee of BHD 200 (2-year), BHD 400 (5-year), or BHD 600 (10-year). The property must be residential and located in a designated foreign ownership zone — commercial properties or properties in non-designated areas do not qualify. The BHD 15,000 bank deposit creates an ongoing compliance obligation with 6-monthly renewals. Compared to the Golden Residency for Property Owners (BHD 130,000, 10-year, right to work, 5-day processing, BHD 305 total fee), this permit has a lower entry threshold but substantially more restrictions. This pathway is best suited for those with property valued between BHD 50,000 and BHD 130,000 who wish to reside in Bahrain without working.
