LTR Visa (Wealthy Global Citizens)

Thailand's Long-Term Resident (LTR) Visa for Wealthy Global Citizens is an investor-class residence visa enabling high-net-worth foreign nationals to live in Thailand for up to 10 years. The program requires a minimum USD 500,000 investment in qualifying Thai assets and ownership of at least USD 1,000,000 in global assets. It offers significant privileges including exemption from Thai income tax on overseas income, annual reporting instead of the standard 90-day cycle, re-entry permit exemption, fast-track airport immigration, and optional digital work permits. No minimum income requirement applies following the February 2025 reforms.

• Ownership of at least USD 1,000,000 in global or Thai assets (bank accounts, securities, property, other documented holdings)
• Investment of at least USD 500,000 in qualifying Thai assets:
  • Thai government bonds with remaining maturity of 5+ years
  • Direct investment in companies registered in Thailand
  • Thai property (condominium ownership)
  • Investments may be combined across categories
• No minimum income requirement (removed in February 2025)
• No age, nationality, or professional qualification restrictions
• Health insurance with minimum USD 50,000 coverage, or Thai social security benefits, or a bank deposit of at least USD 100,000 maintained for 12+ months

• Valid passport (6+ months validity, 2+ blank pages) with biodata and Thai immigration stamp pages merged into a single PDF
• Proof of assets totaling USD 1,000,000+ (bank statements, brokerage statements, property valuations)
• Proof of Thai investment of USD 500,000+ (government bond purchase certificates, company investment documentation, condominium title deeds with sale agreements and payment receipts)
• Health insurance policy or bank deposit evidence
• Recent photograph

The initial visa grants 5 years of stay, extendable for an additional 5 years if qualifications continue to be met. The total maximum stay is 10 years. Assets and investments must be maintained throughout the visa period and at renewal. Apply before the initial 5-year period expires.

Legal spouses and children under 20 are eligible as dependants. Since the January 2025 reforms, parents and all legal dependants are also eligible with no numerical limit. Each dependant must independently satisfy the health insurance requirement (USD 50,000 coverage, or Thai social security, or USD 25,000 bank deposit maintained 12+ months). Dependants receive the same LTR visa benefits including annual reporting, re-entry permit exemption, and fast-track airport services. The visa fee applies per person.

LTR Wealthy Global Citizens are exempt from Thai income tax on overseas income brought into Thailand under Royal Decree No. 743 B.E. 2565. Thai-sourced income remains subject to standard personal income tax rates. Holders residing 180+ days in a calendar year become Thai tax residents for domestic income purposes.

The application follows a two-stage process. First, register at the BOI's LTR visa portal (ltr.boi.go.th) and submit all documents for qualification endorsement. The BOI reviews applications within 20 working days and issues an endorsement letter valid for 60 days if approved. Second, collect the LTR visa either at the Thailand Investment and Expat Services Center (TIESC) in Bangkok or at a Royal Thai Embassy/Consulate abroad through the e-Visa system. The visa fee is THB 50,000 per person, payable at visa collection. If the endorsement letter expires before visa collection, the entire process must be repeated.

Holders may work in Thailand with a digital work permit available through the LTR program at THB 3,000 per year. The standard requirement of 4 Thai employees per 1 foreign worker does not apply.

LTR holders report their residence annually instead of every 90 days. They are exempt from re-entry permit requirements, allowing unlimited exits and re-entries without additional paperwork. Fast-track airport immigration services are available at designated airports.
